PROJECT AUDIT / DUE DILIGENCE

Topfwell Consulting reviews and reports on the key technical and commercial aspects of a project such as budget, program, permit status, project organization, procurement and construction strategy for potential lenders or equity partners.

CONTRACT ADVISORY SERVICES

Topfwell Consulting provides construction contract advice and assistance in briefing the client's lawyer to enable contract preparation.

LENDER'S REPRESENTATIVE

Topfwell monitors and reports to lenders on the progress and performance against budget of a project during construction. Topfwell also checks and certifies the construction progress payments and checks that funds drawn from the lender are correctly paid to the contractors by the developer.

RISK ANALYSIS

Topfwell procedures are focused on objective approach to risks associated with time, cost and quality, including analysis of the probability of completion by a certain date and at a particular cost.

BUILDING SURVEYING

Topfwell Consulting will assess and report on the condition of a property prior to purchase, lease, alteration or extension. The report includes a detailed analysis of any defects noticed and a description of remedial works required and the likely costs involved. The report may also include proposals for planned maintenance programs.
